CondoSwimming.sg is independent of Okio, its developer, MCST and managing agent. It cannot grant entry, approve an external coach or reserve pool space. Every visit requires an eligible occupied unit and resident authorisation.

Confirm the approved teaching pool

Current exact-project sources identify Okio as an occupied freehold 104-unit condominium at 262 Balestier Road, completed in 2015. Current sale and rental listings plus recorded sale transactions through August 2026 support continuing occupation.

The current 99.co facilities record separately lists a lap pool, swimming pool, hydrotherapy pool and jacuzzi. PropertyGuru identifies a lap pool and spa pool. These labels may partly overlap, so they should not be treated as proof of separate teaching areas without the current management plan. Only the management-confirmed communal lap or main swimming pool is proposed for instruction. The hydrotherapy pool, jacuzzi, spa pool and every children’s, wading, fun, private, reflective, jet or decorative water area are excluded.

Public evidence does not reliably establish the approved pool’s current dimensions, depths, lane markings, boundaries, maintenance condition or normal resident traffic. Before teaching, the resident and coach should verify usable space, depth changes, visibility, water quality, safe entry and exit points, reachable recovery edges, deck clearance and shared use.

Management should confirm the exact occupied unit, resident pool entitlement, visitor registration, external-coach policy, permitted hours, approved lap or main pool, teaching boundary, equipment restrictions, supervision requirements and participant limits. A resident access card does not itself approve commercial coaching, and no lane, section or quieter period should be treated as reserved without express approval.

Children’s swimming lessons

Children may be taught in the verified lap or main pool when its inspected depths, recovery points and available space suit their ability and management permits coaching. Adult beginners and stroke improvement

Adult beginners may work on relaxation, breathing control, balance, flotation, standing recovery and controlled travel. Existing swimmers may focus on body position, breathing rhythm, timing, coordination or sustainable movement through drills fitted to the verified teaching pool.

A public label of “lap pool” does not establish a measured length, marked lanes or exclusive training space. Fixed-distance sets should wait until the coach confirms the current usable path. Diving, racing starts, prolonged underwater work and forceful turns require suitable depths, sufficient clear space, individual readiness and management approval.

Approved aids must remain clear of entrances, circulation routes and emergency equipment. The coach should shorten, relocate, pause or end an activity whenever safe separation from other pool users cannot be maintained.

SwimSafer-related practice

Suitable water-safety foundations and SwimSafer-related skills may be practised at Okio when the verified communal lap or main pool supports them. Condo practice is not official SwimSafer enrolment, assessment or certification. Formal participation requires separately confirmed registration, an approved venue and an authorised assessment arrangement.

The coach can explain which foundations may be practised safely at the condo and which programme activities require another approved environment. No stage completion or certification should be promised from condo sessions alone.

Weather, safety and shared-pool etiquette

Lessons should stop for lightning, heavy rain, strong winds, contamination, poor visibility, maintenance, unsafe crowding or management instruction. Current estate notices and staff directions override property portals and older descriptions. Follow current rules for visitors, attire, noise, photography, equipment and poolside conduct.

Keep approved aids and belongings tidy, leave entrances and deck routes clear, and avoid monopolising the swimming path. If management cannot clearly identify the approved pool or its teaching boundary, the lesson should not proceed. The coach may adapt or stop the session whenever weather, water quality, visibility, crowding or learner readiness changes.
